If
you're buying new, always visit the sales centre with an agent.
Although the developer's price is usually firm, an agent can negotiate
to have extra upgrades thrown in. Your agent will also walk you
through the Agreement of Purchase and Sale and suggest changes that
will be to your advantage. The developer's sales rep is there to
get the best deal for the developer; I have experience negotiating
Agreements of Purchase and Sale for new units and I will be there
to make sure YOU get the best deal. My commission is paid by the
developer and does not affect the purchase price since Buyer Agents'
commissions are factored into the developer's plans from the beginning.

- Ontario New Home Warranty Plan does not apply to new conversions,
since the building has an existing structure.

The
following are new projects (not yet built) that I would recommend
as having some loft-style features, or other exceptional qualities
that put them above the average condo. Most are scheduled for completion
for sometime in 2001. Please contact me if you require further information,

DISTRICT
- new lofts on Richmond near Spadina - Context Developments
Peter
Clewes is the architect here - he designed the outstanding TWENTY
Niagara. Excellent designs and layouts, with a few suites left in
the upper price ranges.
IDEAL
CONDOMINIUMS
- College St. at Markham - Context Developments
The
same developers and architect again - Peter Clewes. Great location
in the happening College St. scene, great modern architecture and
design. A few units still available.
DOMUS
in Yorkville - McAlpine St. near Yonge and Davenport - Diamante
Development Corp.
These
developers are best known for One Balmoral, a luxury condo building
south of Yonge and St.Clair, and they are also doing The Royalton
on Bay, and 2 Roxborough East. These are all excellent buildings,
but their architects have really outdone themselves with DOMUS,
a stunning achievement of modern form in white precast limestone
and concrete with huge Gothic arched windows. Some units are loft-style
on two levels, some are one level, and there are also townhomes
on the site. Layouts are very creative, and there is still the opportunity
to work with the architect on designing your own interior.
PHEOBE
on Queen - on Pheobe and Beverly St., North of Queen St.W. - Diamante
Another
project by Diamante consisting of "Pheobe" - townhomes,
"Beverly" - condos, and the most interesting building
on the site - "The Soho", which is a loft-style building
featuring nine foot ceilings, wide living rooms and floor to ceiling
windows. The brick, metal and concrete exterior is designed to echo
the industrial flavour of neighbourhood warehouses.
